What happened to the Denver Real Estate Market...Denver Realtor Explains

It is a good question, but as best I can tell 3 things:

Buyers are skittish to get into a bidding war, and interest rates got so low for a while, then rose about 1%; not a lot but any excuse not to do something is a good one for a nervous buyer.

Asking prices of homes got a little bit higher than the buyers liked too quickly and buyers have started to feel they were priced out of the market. A normal human response is they are not wanting to embarrass themselves by “low balling” an offer.

This year we have had a season of fires and floods here in Colorado. Some folks are distracted by that news much as I have been! But seriously, I closed a transaction this last week where a supplemental inspection for flood damage had to be done, in the Cherry Creek Area of Denver (no flooding there). It was required by the underwriter at the mortgage company because of the FEMA disaster declaration. In the past there were homes we could not get insurance on because of the fires in the state. This distraction will fade.

What is my upshot on this current market condition? Things have not really changed, and for sellers who want to wait it could be worth the wait. Buyers on the other hand may make their own situation worse by waiting further. They should take advantage of the sellers who have not sold in 30 days like folks did the beginning of this year and the historical interest rates. But everyone tells you it is a great time to buy a home. Finally; sellers need to be honest with themselves about prices, as ultimately that is what will sell a house.

Highlands Ranch Real Estate Broker reports Tree Recycling Offered to Highlands Ranch Residents

Tree Recycling Offered to Highlands Ranch Residents



With the arrival of fall, it’s time to prune your trees and shrubs. But before you place tree branches and other woody plants out for trash collection, consider recycling these materials at the Highlands Ranch Metro District’s recycling event Sunday, Oct. 9 from 9 a.m. to noon at the Shea Stadium parking lot, 3280 Redstone Park Circle.

Tree limbs less than 12 inches in diameter and woody plant materials will be accepted at the recycling event. The following items will not be accepted - finished lumber, non-woody material, grass clippings, sod and root balls. In addition to tree recycling, free mulch will be available to Highlands Ranch residents.

If you have questions about the proper way to prune your tree, visit the Metro District’s website at www.highlandsranch.org and go to the Parks & Open Space page. Metro District Forestry Technician Caleb Palmer demonstrates the proper way to prune your tree in a new video short featured on the website. If you have further questions it is recommended you contact a certified arborist.

Denver Real Estate History-since 1989

As I pondered why more folks are not buying up in a down real estate market, I realized that they have never seen this before. I on the other hand, have. The end of the Carter Reagan recession occurred in 1989-1990 and we saw a true turn in Denver's real estate market. This is one of the benefits of making sure your Realtor is a full time dedicated professional, not just a friend. Experience can pay dividends in multiple places. Denver Real Estate Sales Edge UP

As a Denver Realtor every month I do a quick analysis of the Metrolist (multiple listing service) sales data as well as new listing data for single family homes in metro Denver. This month, to show you what the real estate market is like in Denver, I did a short video...hopefully it will explain my excitment. This market is already taking off!

As I meet with folks trying to buy a home here, after all the national news of how bad the real estate market is, it is hard to explain that we are just a hair away from being in a full blown SELLER's MARKET! That homes are selling fast and there is very little inventory, as a matter of fact there were only 13,873 single family homes for sale in all of metro Denver on the 15th.

When a market shifts like it did in 2004, it can be very sudden to the point that the feeling of being left behind can be prevalent. And while a home search may not be all fun and games, the rewards of getting to the right house fast can make all the difference. CURB appeal...MORE important than ever in Denver

Today, it is likely that the first "showing" of your Highlands Ranch Home listed for sale will be on the internet, with the pictures contained in the virtual tour taking center stage. Therefore, the "curb appeal" must be presented to its top level. And as most properties are listed with their address, the second "showing" may be the buyers driving by later in the same day.
Lets talk pictures for a minute...have you ever gone on-line and dismissed a property simply because there were no pictures? A full time Realtor will know the system to get you the maximum exposure. You do not want your home discarded before it even really hits the market so make sure the marketing plan addresses this important issue.
CURB APPEAL for that 2nd all important drive by. Here are some tips from a good friend and marketing guru Darlene LiCastro:

  • To enhance property, use the lawn rather than hiding it. A bag of weed & feed is a great investment.
  • Repair the driveway. Cracks are normal, but un-attended cracks tell others you do not care.
  • Have a clean garage and be sure to keep the garage door closed until the buyer inspects it.
  • Remove all debris from the lawn and keep nicely trimmed and edged. Toys & lawn tools get stored
  • Repair all damaged fencing. Loose boards are easy to nail back up.
  • Replace any damaged paving blocks around the entrance .
  • Make sure front is inviting and clean. NO cobwebs or sparrow nests.
  • Kill mold and mildew on the house, sidewalks, roof, or driveway.
  • Stow away unnecessary garden implements and tools.
  • Clean windows and gutters.
  • Pressure wash dirty siding and dingy decks.
  • Trim tree limbs that are near or touching the home’s roof.
  • Rake and dispose of leaves.
  • Low voltage lighting along the driveway, sidewalks, and near important landscaping elements create the perfect evening curb appeal.

Denver Home Sales, Denver Realtor Explains


The Denver real estate experts have been stating that sales are down and the bottom is still ahead of us. I guess they are correct IF they use the anomalous year of 2010, but if I were drawing the trend lines you would see that 2010 should have been the bottom of the market and a ski jump at the far right side of the above chart. Why was 2010 anomalous? The first time buyer incentive skewed the entire year of Denver's real estate sales into the first half of the year. That means more sales occurred in the early part of the year and the latter part of the year was very sparse. The ski jump trend of increased sales seems to have started in December of 2010.

The other bit that I find interesting is the number of "new" single family listings entering the market continues to shrivel. Back in 2006, 2007, and 2008 it was pretty steady, but then in 2009 and 2011 (2010 was an anomaly) it has really dropped with the fear of the economy. However with this uptick in closed sales, that may be changing in front of your very eyes. Want to know more about Pete Doty? Living in Highlands Ranch the values have been fairly steady mostly due to the demographic nature of the total community. Lone Tree, Cherry Hills Village and Greenwood Village are similar. Other communities in town have suffered more due to the nature of the households, dual income, lower income, hourly workers, where a layoff or reduction in time on the job stressed the household income. Or it could have been "elective housing" with lots of toys that required debt service, or resort properties, which have really taken a beating in this past two years.

So the answer is, it is past time to make that move. Multiple offers due to lack of inventory are starting to raise their heads. The foreclosures are being "gobbled up" in any condition, and short sales are doing what they always have...create a huge amount of frustration for the Buyer, the Seller and both agents. They will become much more scarce in the coming months as folks start to see the light at the end of the tunnel.

Denver housing statistics...what to look at

I have been tracking the multiple listing service data here in Denver for about 11 years.


It seems to me there are 2 key indicators that indicate the health of the Denver real estate market.

(See a month to month comparison here). See the annual trends here and the way NEW Listings have declined here

ONE: The number of sales each month compared to the same month the year before: an increase is good a decrease is bad.

TWO: The number of new listings coming on the market each month: Fewer means fewer folks "testing" the market and a lower supply: GOOD. More means more folks "hoping" to get their price: BAD. I guess the optimism factor has to be looked at too, however that could mess up my neat little way of looking at things.

What I do know is that for the first time in a long time, as a Buyer's Agent the buyers I am representing are in a situation where they could be, and were facing competing offers. Good for the Seller, not so for the Buyer. This happened in the City of Denver and in Highlands Ranch. Simply, I have to know the feel of the market. You do not want to be surprised by loosing a home due to another offer, nor do you want them to over pay for that same home. In the late 1990's we used to say "The best deal we can get for you is to get you there first". That time could be very close.

Memorial Day Weekend --- Just Remember

There are a lot of folks who went "over there" and never came back. This weekend is to remember them. And thank their families for their sacrifice. It never is too late, you know. And do not forget to thank all the veterans in your life. Personally,I was a lucky one as others went before I was called. They went so I did not have to. Thank you!

Now on to a myth...it is a busy weekend for home sales? TRUE or FALSE?
Well, for the past 24 Memorial Days, I do not recall writing a contract for anyone on this weekend. But I do know I have shown allot of properties, mostly on Saturday.Why? Well folks are planning weekend BBQs, family parties, and the kids can really tear the place up in 3 days.So what I know is while there will be a fair number of showings Saturday, there will be almost none on Monday, our day to remember.
Sunday, sometimes is quick paced but more often is a slow day. Whats the point?While I currently have Saturday available to show you homes, I might not be able to if you wait to call on Friday afternoon (which is already booked, BTW).So, if you are thinking this is the weekend to go out and look for a new home, let's talk about it early. And if you find something you want to buy, at an open house or just happen to be driving by, know the owner, whatever, I can represent you and be your buyer's agent. In other words, do not sign anything without calling me first.

And when you are talking to any of our veterans, say thank you for me too! The GAP Narrows sales to listings

Watching the statistics about the Denver Real Estate market can make you cross eyed. I have been attempting to make sense out of it for over 24 years now, however, in 2003 I saw the 2 numbers that made the most sense for indicators: Closed SALES and New Listings.

Closed sales is pretty obvious but the choice of Denver's new listing count was harder to come by, especially choosing to use ONLY the single family home statistics for Denver Metro. And then the data base got changed to include the entire state of Colorado and the metro area has grown. So one needs to finesse these data point a little...but not too much.

The truth is there are some reports that say there are 23xxx listings on the market in Denver today leading one to believe every other house is for sale in Denver! We know this is not true as the signs telling us all those houses are for sale are not there. The physical signs in the front yard. Actually, this morning, there were 12,311 single family homes listed for sale as active listings in the Denver MLS system known as Metrolist.

And then the final part of the question: How do you 'chart' the data to give a true picture of the Denver area's economic real estate health? That hit me a few months ago...look at how this month compares to the same month in 2003, 2004, 2005, etc. I know rudimentary, but now some of it looks like it makes sense. As an example the red bars are the closed sales and it looks like they are the best we have seen in over 4 years for November in Denver. The purple bars are the competition, the new listings coming on the market and they are down. Think of it like this: Red bar is demand (UP), purple bar is supply(DOWN). That is good for Sellers and buyers need to know to act quickly, before prices start to edge up any more!

Home Staging… The Art Of Preparing A Home To Sell

Hiring a Staging professional is now a vital part of the selling process.
Marketing a property at its best first impression is now recognized as crucial to securing the best price in the shortest amount of time.

Staging will create a warm inviting environment that causes people to connect emotionally to the space. By de-cluttering it eliminates distractions, so buyers can focus on and remember the home and not the stuff. Staging neutralizes the space so that the home can appeal to the widest audience possible. It will highlight the home’s positives and downplay the negatives.

In an April 2006 AOL Money and Finance poll of over 15,000 people, 87% said that home presentation makes the difference in most sales.

The Master Bedroom is the most private room in the house, but when you are selling your home it becomes public and it should be well staged to look like a retreat for two. It needs to look like a relaxing bedroom and not a multi-function room. The buyers will get a different message if they see exercise equipment or work-related items such as a computer and reference materials.

The bed is not always the focal point. Look at the room and see if there is something you want to sell such as a view or maybe an adjoining deck. Then position the bed so it draws attention to the focal point. Keep the colors neutral and use bedding that conveys luxury and softness. Use lots of pillows and shams on the bed. It should convey a cozy feeling, like you can relax and have a good night’s sleep.

My hobby and relaxation


Not sure this belongs on a website about Denver Real Estate but seeing as it is something that some folks consider when buying a home, maybe it does.
I am a TRAINAHOLIC. My basement is full of model trains and even my rock garden has track and trains running through it. I enjoy the aspect of building stuff that looks real. I am not sure I enjoy counting all the rivets, nuts and bolts, but I do enjoy the realism versus the whimsy of trains.

Can't you find a REAL job in Denver?

Those words still ring in my ears from 24 years ago when I told my mother I was going to sell real estate. So what got you there and what has kept you there some folks ask. Well, long stories longer, here goes…

In 1984 I was a successful young Landman in the oil and gas business with the company car, the expense account, and all the benefits except one; a contract. Do not get me wrong. I had a great boss who was fair and kind, but who had said to me when he hired me in 1982 that “when the money runs out, the job runs out”. “Fair enough” I had responded. My work should cause the money to keep flowing! And I worked!

Well, sometime in the late summer of 1984 the price of crude oil fell to an especially low point. It was sometime in September or October, Vince poked his head in my office door and reminded me of our conversation and added “well the money has run out!” effective November 30th. Being the young confident guy I was, I decided I could do the oil business better and stepped out and sold some prospects to other companies that they drilled, all dry holes though. And there was that last prospect that just about broke us as it was bought by a guy who went bankrupt. Never a word! But just in case as a contract landman I had gotten my Real Estate license so I could collect in court.

And that young confident nature caused me to never file for un-employment either. My wife did daycare in the home, I plowed snow and did day work in the old office. I sold a couple of homes for my partner too as I had a brokers license. I even tried to manufacture and sell the next pet rock called a "What Knot". I was trying to do too many things and not doing any well! It was an unsettled time!

So I am “working at home” one day in Englewood Colorado in late 1985 or early 1986 and there is a knock on the door. I open it to find a foreclosure notice! Well, as you can imagine, my wife and I had some agitated words that night but we succeeded in formulating a plan: We could either sell the house and buy another smaller one and stay in Denver; we could take a job in Midland (and get laid off again there); or I could sell real estate. We needed some money to get out of hole we were in and so I called the first national bank of MOM the next day. We explained our alternative plans and she politely agreed the first 2 were not good at all but when I came to #3 I heard the words: CAN’T YOU FIND A REAL JOB?" There were no jobs in Denver at that time as we had just had about 40,000 folks lose jobs in the past 2 years in the oil business alone. It was a very depressed market and we had 16% home interest rates too!

That is what started my real estate career(there will be more to come). However,

Denver State of the Market


There is a corrolary between the number of homes on the market and the number of sales. The number of NEW listings entering the market is another good indicator. The more the difference between the two shrinks, the more towards a Sellers market we move. Last year, 2008 was the end of the Buyers Market, but this chart only reflects August data since 2003. Tell me what you think.

Even Better...not JUST DENVER!

The stats everyone is quoting as gospel from Metrolist, the Denver MLS service, are based upon statewide data, not Denver data. As an example the 15,302 active residential listings at the end of August include the Pikes Peak MLS (Colorado Springs) and Boulder MLS listings, two areas just a little seperated from DENVER. The real number for metro Denver is more on the order of 12,840, but no one knows for sure as Metrolist has not defined their core area of business as metro Denver. 90% of their data is from that demographic, but there is no "metro Denver in their searches. Gotta love an outfit that grabs data from all over and then , by default, it assumed that it is local data only. Therefore, understand that any data you see coming from Metrolist could be off by as much as 16-17%. Could that change a perspective or 2?
So I guess the purpose of this post is:
Be careful what dat you rely on.

Denver Statistic Bubble must be a federal grant!

Statistics bother me, especially when someone else starts to tell me what data I can use...
Metrolist, the oft quoted Denver multiple listing service has decided that their back-end legacy system is too cumbersome to maintain and as of today, I can no longer do free form searches to discover how many single family homes really went on the market in August in Denver. I simply have to accept their definition. Sold properties are easier to come by and that data indicates about a 10% drop since JULY???? Well, Iguess it is time for a new data spike....geez these guys have not had a real bad one since???? lets see was it the year they decided ALL the listings were new July 1st? or was it the year they decided the entire state was metro Denver?
I have to give them some credit though...at least they are controling the data flow now and everyone is quoting the same crud!
