CURB appeal...MORE important than ever in Denver

Today, it is likely that the first "showing" of your Highlands Ranch Home listed for sale will be on the internet, with the pictures contained in the virtual tour taking center stage. Therefore, the "curb appeal" must be presented to its top level. And as most properties are listed with their address, the second "showing" may be the buyers driving by later in the same day.
Lets talk pictures for a minute...have you ever gone on-line and dismissed a property simply because there were no pictures? A full time Realtor will know the system to get you the maximum exposure. You do not want your home discarded before it even really hits the market so make sure the marketing plan addresses this important issue.
CURB APPEAL for that 2nd all important drive by. Here are some tips from a good friend and marketing guru Darlene LiCastro:

  • To enhance property, use the lawn rather than hiding it. A bag of weed & feed is a great investment.
  • Repair the driveway. Cracks are normal, but un-attended cracks tell others you do not care.
  • Have a clean garage and be sure to keep the garage door closed until the buyer inspects it.
  • Remove all debris from the lawn and keep nicely trimmed and edged. Toys & lawn tools get stored
  • Repair all damaged fencing. Loose boards are easy to nail back up.
  • Replace any damaged paving blocks around the entrance .
  • Make sure front is inviting and clean. NO cobwebs or sparrow nests.
  • Kill mold and mildew on the house, sidewalks, roof, or driveway.
  • Stow away unnecessary garden implements and tools.
  • Clean windows and gutters.
  • Pressure wash dirty siding and dingy decks.
  • Trim tree limbs that are near or touching the home’s roof.
  • Rake and dispose of leaves.
  • Low voltage lighting along the driveway, sidewalks, and near important landscaping elements create the perfect evening curb appeal.

My hobby and relaxation


Not sure this belongs on a website about Denver Real Estate but seeing as it is something that some folks consider when buying a home, maybe it does.
I am a TRAINAHOLIC. My basement is full of model trains and even my rock garden has track and trains running through it. I enjoy the aspect of building stuff that looks real. I am not sure I enjoy counting all the rivets, nuts and bolts, but I do enjoy the realism versus the whimsy of trains.

Great Location Foreclosed Home

Just popped up on the MLS a 2300 square foot bank owned home in one of the older parts of Highlands Ranch. Coming on the market on a Thursday is typical for a foreclosure as they can get offers throughout the weekend and present them all on Monday. Denver State of the Market


There is a corrolary between the number of homes on the market and the number of sales. The number of NEW listings entering the market is another good indicator. The more the difference between the two shrinks, the more towards a Sellers market we move. Last year, 2008 was the end of the Buyers Market, but this chart only reflects August data since 2003. Tell me what you think.

Even Better...not JUST DENVER!

The stats everyone is quoting as gospel from Metrolist, the Denver MLS service, are based upon statewide data, not Denver data. As an example the 15,302 active residential listings at the end of August include the Pikes Peak MLS (Colorado Springs) and Boulder MLS listings, two areas just a little seperated from DENVER. The real number for metro Denver is more on the order of 12,840, but no one knows for sure as Metrolist has not defined their core area of business as metro Denver. 90% of their data is from that demographic, but there is no "metro Denver in their searches. Gotta love an outfit that grabs data from all over and then , by default, it assumed that it is local data only. Therefore, understand that any data you see coming from Metrolist could be off by as much as 16-17%. Could that change a perspective or 2?
So I guess the purpose of this post is:
Be careful what dat you rely on.

Denver Statistic Bubble must be a federal grant!

Statistics bother me, especially when someone else starts to tell me what data I can use...
Metrolist, the oft quoted Denver multiple listing service has decided that their back-end legacy system is too cumbersome to maintain and as of today, I can no longer do free form searches to discover how many single family homes really went on the market in August in Denver. I simply have to accept their definition. Sold properties are easier to come by and that data indicates about a 10% drop since JULY???? Well, Iguess it is time for a new data spike....geez these guys have not had a real bad one since???? lets see was it the year they decided ALL the listings were new July 1st? or was it the year they decided the entire state was metro Denver?
I have to give them some credit though...at least they are controling the data flow now and everyone is quoting the same crud!

CHFA or Colorado Housing and Finance Authority

Some major modifications to CHFA's programs occurred in the last few weeks that will make it easier for folks with little or no money to put down on a home to be able to buy a house in Colorado. I got this summary from Mark Afman at Universal Lending:

CHFA has basically one program now for both first time and non first time buyers.
The CHFA 2nd for down payment assistance will have the same rate as the 1st mortgage with monthly payments.
The CHFA 2nd is 3% of the 1st mortgage amount.
Buyer is required to put $1000 in to the transaction.
The income limits are now higher for example a 2 person household can make up to $82,500
Minimum fico score of 580
Rates will be more competitive usually around 1/2% higher than the market.


Add this to the TAX CREDIT available to first time buyers And you have a great reason to buy today!

Short Sale Pitfalls

In my experience there is no more heart breaking event than having to go through a foreclosure. Yet the hardest part for most folks is getting to that point and once they get there, it doesn't matter any more. Enter the idea of the short sale...



The bank is supposed to take less than owed and help the folks out of their predicament.

The Seller says great and accepts an offer "subject to the bank approval".

The bank thinks a while (2-3 weeks) and says to the Seller "we need more" get us another offer.

That takes a while but sure enough not one but 2 (now a total of 3) offers are in hand.

And the Seller accepts them all "subject to the bank approval".

Who wins? Who Loses?

Realtors Bailing OUT! You could be an ORPHAN!

After visiting with the CEO of a local board of Realtors this last week it was clear they were worried about losing up to 20% of their membership at this dues renewal cycle (January 1st).
Of course this means a major reduction in income for the organization but for the public, it should be seen as a warning. Dues are not excessive and should not be a major stumbling block to someone who is committed to get you the right deal.

An "ORPHAN" is a client who hired a brokerage company to represent them and the Broker Associate they were working with is no longer in the employ of the brokerage company, or no longer a Realtor. Therefore the brokerage company assigns a new broker associate to assist the client. But there is no relationship after that. When you hear someone say "My Realtor quit the business" pass along my name (OH that was an un abashed plug...shame on me!-).

It is also possible that the Realtor you are choosing to represent you is NOT full time in the business and therefore will not be up to date on some of the nuances of the marketing a home, getting qualified prospects through the door, negotiating a good deal, or working through the myriad of closing challenges! These are the folks who are typically finding the expenses of license renewal and MLS membership and association membership to be too high. And they are not a "REALTOR" subscribing to the Code of Ethics unless they do belong to the National Association of Realtors.

The other thing that is culling some of the Realtor community out of the business is the State of Colorado licensing fees are close to doubling for Brokers! Now, it would not seem as though this was a big deal as it is only another $200 but I cannot tell you how many times I have heard someone proudly declare they have a real estate license only to learn it is "ON ICE".

"ON ICE" is an indusrty term meaning the real estate license is not active for non-payment of license fees. And in reality it is another way of saying "I am not going to spend the money until I find a deal to pay for it with". No matter how good the friend, you have to be able to judge the character of the person telling you this. I had some friends who started me in this business but they knew me and my character for many years before.

Further, this means they should not have access to the MLS, unless they are paying non-member dues and fees. "I have a deal with my broker" means the person you are speaking with is willing to at least bend if not break the rules.

So the point of this post then is to warn the public that there are some who are desperate enough to do anything to make a deal. Even though that deal might NOT be good for the client. Just be careful who you hire! It would be my pleasure to help.

Where to get the LOAN? FHA is the BIG DOG now!

I got this from long term friend Mark Afman...it is worth reading and/or visiting Mark's website.

FHA recently published their Fiscal Year 2008 Audit and based on this report the answer is very encouraging. Recently there have been two questions that many have wanted answers to. 1) Can FHA continue to handle the increase in volume? and 2) Will FHA be the next candidate for a bailout? From looking at this audit report the answers are yes to the volume and no to the bailout.

FHA has been called on to shoulder more of the responsibility for stabilizing the US Housing market. Because of this, many have been concerned that FHA will suffer the same fate as many conventional sources of loans. That is to say that FHA will be losing more then they are gaining. This audit appears to say otherwise. The audit gives an indication that FHA will be financially sound for at least the next 7 or 8 years. Now that is not to say that FHA has not been affected by the national housing downturn. But as on organization it is holding its own better then Fannie or Freddie. The audit actually shows an improvement in the overall loan characteristics over FY 2007. This could be due to the fact that many FHA lenders (Universal Lending included) have tightened their guidelines to originate a better quality loan. Another aspect is that FHA loans are being used more and more by buyers with good credit. In this report it shows that the number of buyers with credit scores over 680 using an FHA loan increased from 17% to 35% and a decrease in buyers with a credit score below 580 from 27% to 5% over that same period.

Another factor in the positive nature of this report is the improvement in the Loan-To-Value of their portfolio. Since 2005 the high LTV's (loans over 97% LTV) have been reduced from 55 to 39% and the lower LTV's (loans below 95% LTV) have increased from 20% to 34%.

So to answer the 2 questions above 1) Can FHA continue to handle the increase in volume? Over the last 15 months FHA has showed that it can handle its volume increase which is now running at 4 times the 2007 levels. Despite receiving minimal additional resources, there are two reasons why FHA can handle the volume. First, as you know, FHA approved lenders can perform all of the loan processing, underwriting, closing and insuring functions without any HUD review. Secondly, FHA?s technology, despite being 25 years old, remains resilient and fundamentally sound. With the additional resources being provided, there is now minimal concern that FHA will not be able to provide mortgage insurance certificates (MICs) in a timely manner (barring some unforeseen circumstance) even if FHA business doubled or tripled from current levels. Quite frankly, the biggest concern regarding FHA?s technology is that future changes, made with the intent of improving performance, may have the unintended consequence of impairing FHA?s performance.

2) Will FHA be the next candidate for a bailout? There was widespread concern that FHA became the ?dumping ground? for subprime loans when that market collapsed in 2007. Many press reports have been written questioning FHA?s financial strength. The FY 2008 Actuarial Review provides a current analysis of the status of the FHA program and rebuts the concern that there is a systemic problem in the program.

Now if you read the report at http://www.hud.gov/offices/hsg/comp/rpts/actr/2008actr.cfm you will see that the overall net worth of FHA is down and this is mostly due to the drop in home prices. In addition you may have read articles such as one in Business Week that are expressing concerns about the overall financial soundness of FHA. But this report shows that FHA is still in the black and is expected to remain so for many years to come. Set up for a Seller's Market

The events in the stock market last month have allot of people jittery. And some of them have kept their homes off the market here in Denver. 16 percent or 795 fewer new single family listings came on the market in October than the previous 5 year's average!

And sales stayed on trend for the last 8 years only 22 units above the average.

This is what you call a set up! We will be in a SELLER's MARKET next spring in spite of all the press to the contrary. Those of us who are out there right now listing and selling homes can sense the change. When working with a buyer we have too few good choices, and the decision time is far too short or it may get sold out from under us. Listings priced close to the market value are snapped up at close to the asking price far too quickly. Yet the seller's still have a fear they will lose out on a deal if they do not pay closing costs.

Closings Perk UP!

Seriously, have you ever been curious about the real state of the real estate market in Denver?
What indicators would tell you if we had a good or bad market? One of the first would be the number of sales. Below are not the future indicators but rather the historical report of what has happened in Denver since 2001 by month comparing each of the 9 months for the last 8 years. The trends are pretty stable, don't you think?

As a matter of fact, sales were up in September 2008 over last year pretty substantially...over 600 units more than 2007 closed in Denver.

Looking at this chart I would say the "bottom" occurred in March April May or June of this year so that we are now looking back at it. Many folks try to "time" their investments and more often than not miss as the bottom can pass very quickly, as it did in 1990.

We are now in an accelerating residential real estate market in Denver, especially the south suburban markets such as Highlands Ranch, Littleton, and Centennial, and that despite the credit crisis, funds to purchase homes are still available, especially to folks with good credit scores, job history and at least 3.5% to put down on their new home. Baffle them with ???

Despite what I am hearing in the media, the statistics I watch are telling a different story. And while that story may not be "NEWS" it is telling me that my 23 years of experience is not wrong.

I watch for the future, not the history of Denver's real estate market, and while it is fashionable to cry "the sky is falling" the data does not support such an exclamatory approach.

However, I am hopeful that the part timers who dabble, and they will always be here, after listening to the news will run and hide, at least for a while.

One of the data bits I watch is the number of "new" listings coming on the market as an indicator of how many folks "want" to sell versus "need" to sell. When the number shrinks perception is that prices are down and we hear "I don't really need to sell. I was testing the market"... so if they cannot get what they want they do not put the house on the market. Hence fewer new listings in Denver.

To the public, this is good news. It appears that home prices, specifically in the south suburbs like Littleton and Highlands Ranch, will have stabilized and may start to gain value, slowly next year. The bottom has passed in Denver and we are lokking back at it right now. For those of you who follow this blog you know I have been noting this since my March data report: that total supply will also shrink and ultimately, demand should balance the real estate market here in Denver. Here is a chart that describes the reduction in new listings month by month for the last 6 years:
